Family homes across Irvine's planned villages

Irvine was laid out as a planned city of villages, so the houses on a typical street share a builder, a roofline and an HOA. In the older villages we find one- and two-story homes with stucco walls, concrete tile roofs and backyard patios that often still have their original slab and cover. In the newer neighborhoods the houses get bigger and the yards get tighter.

A lot of what we see here looks like what we see next door in Tustin and down the road in Lake Forest. In Irvine, though, the room nearly always has to fit a compact yard and tie into stucco and tile neatly enough for the association to sign off, and that fit shapes the job more than anything else.

Working in Irvine: permits, licenses and your HOA

Building permits here come from the City of Irvine's Community Development Department, which covers most construction regulated by code, so on a sunroom the city's plan review sets the start date more than our crew's calendar does. Before you hire anyone, check two things. Make sure they hold a California contractor's license and an Irvine business license, which the city requires of every business operating here before it does any work.

Most Irvine neighborhoods also have an HOA that reviews exterior changes, so the association's approval runs alongside the city's review and can move the schedule too. The price moves with the room itself: how big it is, whether it's an insulated room you'll heat and cool or a three-season room, how much glass goes in, and whether it can sit on your existing slab or needs a new foundation. Your written estimate spells out the room type, windows and insulation so you can see where the money goes, and we do the same kind of work in Costa Mesa and the cities around it.

Services in Irvine, CA

  • Sunroom additions

A lot of Irvine families have outgrown the house but not the lot, and a sunroom addition off the family room is usually the simplest way to gain a room. We frame it into the stucco wall and roofline so it looks like it came with the house.

  • Patio-to-sunroom conversion

Many backyards here already have a concrete patio with a cover over it, which gives you a head start on a room if the slab and posts can carry walls and glass. We check both before we plan anything, and we pour new footings where they can't.

  • Four season sunrooms

When the room is meant to be a home office or a playroom you'll use every day, an insulated four season room with heating and cooling is the one that makes sense. It costs more than an unheated room, and I'll show you where that money goes before you choose.

  • Sunroom remodeling

The older villages have plenty of aluminum sunrooms with single-pane glass and roof panels that have seen better days. We replace the glass, panels and seals so the room you already have becomes one you'll want to sit in again.

  • Patio cover installation

With tight yards and HOA color rules, a patio cover here has to fit the space and match the house. We size it to your yard and build it in the colors and materials your association approves.

  • Sunroom design

Irvine associations usually want drawings before anything gets built, so design is where most of our jobs here start. We draw the room to match your roofline, windows and stucco color, and we settle the room type with you based on what it's for.

What Irvine's older and newer homes ask for

In the older villages, the sunrooms and patio covers are often as old as the house, and a slab that's been there that long can hide cracks or settling under the furniture. We look at the slab and the framing first, because they decide whether we can rework what's there or should start fresh.

The newer homes bring a different problem. Lots are compact and many houses are two stories, so a room set against the back wall has to tuck under the upstairs windows and the eaves without blocking either one. We set the roof height and pitch so the room clears those windows and sends water away from the house, and we keep its footprint inside the yard you have so you're not trading the whole patio for it.

We take care of the city's permit steps when the project calls for them and help you gather what your HOA asks to see. The start date waits on the city's plan review and your association's sign-off.

  4. Our crew builds, then we walk it

Our own crew does the build, and I check in along the way. When it's done, I walk the finished room with you.

Questions Irvine homeowners ask us

How do I find out if my sunroom or patio cover needs a permit in Irvine?

Call the City of Irvine's permit line at (949) 724-6313, because the city issues permits for most construction regulated by code and can tell you about your own project. Patio covers need a permit no matter how small they are, and even work that's exempt from a building permit still needs separate electrical, plumbing or mechanical permits unless the city exempts those too. New online permit applications now go through the city's PermitsDIRECT! system.

Does my sunroom contractor need a California state license?

Yes, when the job needs a building permit, uses employees or runs $1,000 or more in labor and materials, which covers just about any sunroom. You can look the contractor up with the Contractors State License Board before you sign. The state also caps the down payment on a home improvement job at $1,000 or 10 percent of the contract price, whichever is less.

What kind of roofing does Irvine require on a new sunroom roof?

Irvine requires Class A roofing, the highest fire rating, on all new roofs, so we plan any solid roof with that in mind. If part of your existing roof covering gets replaced, less than half within a year also has to be Class A, unless the roofing that stays is Class B or lower, in which case the new section can be Class B.

Do I need a permit to replace the windows in my old sunroom in Irvine?

Usually not, as long as the new windows are the same size and the frame and openings don't change, because the city exempts that work from a building permit. The new windows still have to meet the city's rules on weatherproofing, security and energy efficiency. If the openings get bigger or the framing changes, the job falls outside that exemption.

How long does a building permit last in Irvine?

For work on a single-family home, an Irvine permit expires 18 months after it's issued unless the city's Building Official extends it in writing. That's plenty of time for a sunroom, but it's a good reason not to let a permitted project sit half-finished.

What drives the cost of a sunroom in Irvine?

Mostly the size of the room, whether it's insulated and heated for daily use or left unheated, the glass you pick, and what it sits on, since a new foundation costs more than building on a sound existing slab. Tying into a tile roof, adding electrical, and the permit and HOA steps add to it as well. Your written estimate after my visit spells out each of those choices.
